About Us

Serv-Us.Com is a nonprofit project inspired by leaseholders' experiences with exploitative schemes by landlords and management agents. The site was created after its founder successfully represented himself at the First Tier Tribunal (FTT), resulting in the repeal of approximately £500,000 in disputed service costs over a three year period. The portal aims to provide leaseholders, stakeholders, and the government with tools to enforce necessary changes to the current system. It addresses the inadequacies and limitations faced by leaseholders within the existing legal framework. By efficiently highlighting and quantifying leaseholder concerns, it is possible to address these issues with the relevant authorities. This approach is essential for challenging and improving the current status quo.

Vision

The vision is to provide a cost-effective evaluative service dedicated to residential leaseholders. Providing an efficient consolidated feedback mechanism to the regulatory bodies, legal, tax etc. to recognise and implement the necessary changes.

Provide a costs effective tool: Which will enable Financial and non-financial leaseholders across the country to costs effectively appraise automatically highlight inconsistencies in the financial information provided by their Landlords / Management Agents.

How

Intra- Account Using comparative evaluation of the information provided, in conjunction with the parameters of the apartment; the Leasehold Complex;

External - Market available data for services, and the geographic location, employing AI in conjunction with the parameters of the apartment and the estate associated costs..

Output

Individual Leasehold apartment - Identify anomalies and integrity issues in the financial reports provided by Management Agents. Do the numbers make sense?

Automatically perform comparative analysis to highlight concerns for further consultative or legal action.

Auto multi-year trends and inconsistencies - To substantiate the challenge and reinforce Landlords' objectivity in the reporting process.

Post code and regional evaluation - To evaluate individual case inconsistencies on a postcode and regional basis.

Dynamic feedback mechanism for the Landlords and Tenants Act - Through dynamic consolidation of the findings and practices of Landlords and Management Agents reported by Leaseholders.
